What does bespoke joinery typically cost?

Every project is priced as a fixed lump sum from its own drawings, so there's no rate card. The main cost drivers are size, substrate (board vs solid timber), veneer and finish selection, and the hardware series. As a rough guide, fully bespoke work is comparable to mid-to-high-end European brands — but made to your dimensions and materials, not a catalogue. Send a sketch and you'll have an indicative range within 48 hours, no obligation.

Do you work directly with architects, or only through contractors?

Both. We work directly with architects and interior designers on residential and hospitality projects. On larger commercial fit-outs we coordinate directly with the design team regardless of who engages us.

Can you price from concept drawings?

Yes — a budget range from concept sketches and room schedules is straightforward. For a firm lump-sum price we need developed drawings with dimensions, finishes, and hardware callouts.

How do you handle changes once fabrication starts?

Because we fabricate in our own workshop, minor changes can often be absorbed. Significant scope changes are assessed for cost and programme impact and agreed in writing before any rework begins.

Do you work outside Beirut?

Yes — we work across Lebanon. Tell us where the project is and we'll confirm access and programme. For projects outside the country, contact us to discuss delivery and installation.

Do you produce shop drawings?

Yes — shop drawings (DWG + PDF) are issued for your written approval before any board is cut, as part of the scope sign-off. We retain the originals and provide as-built dimensions at handover.

What warranty do you provide?

We provide a 2-year workmanship warranty on all joinery and installation. Hardware carries the manufacturer's own guarantee (Blum). We keep full project records and remain reachable for any call-back for the life of the installation.

How are variations handled once scope is agreed?

All variations are assessed in writing before work proceeds. We issue a variation notice stating the revised cost and programme impact; work only begins once you countersign. No surprise invoices at handover.

Can you provide material certificates?

Yes. All structural board is E1-grade (formaldehyde emission class E1) and certificates are available on request. Moisture-resistant MDF is used as standard in all wet zone applications. Technical data sheets for any specified material are available on request.
